Maybe the reason you disagree with the dollars is that you are comparing a cash on cash rate of return with actual dollars.

My initial reaction was "hell no".Algorithms are usually poor estimators of actual value.  

I wonder how many of them were actually buying properties themselves using the BRRR method.
