I have bad luck with those going out almost yearly, flame eye sensors quitting, and the circulation motors every 2-3 years ($600) depending the brand.I do maintenance on 4 different boiler systems at a few of the wineries here in Napa (some for water heating and some for space heating).  

The property could be used for many things (split & developed, leased to another non-profit, leased to a horse stable manager, open a winery, wedding venue, etc.)

It is a GR8 community and has been coming into its own in the Winery community that has contributed to its interest/investment opportunity.I am fairly new to the REI world but I have been extremely active since making the decision to start my REI business.

However, it was located in a superb location surrounded by hiking, breweries, wineries, and convenient to major highways.

Networking is a huge key and I would love to get some feedback in creating an event at a local brewery, local pub, or winery to meet and greet experienced investors, real estate agents, sellers, and buyers, etc.

For example, if after a year of this home being your primary residence, you want to rent it out on Airbnb, you might buy near a major attraction like beach or mountains or a popular downtown area or wineries, etc. and you'll want to make sure it is zoned so that you can indeed make it a STR.  

Now that wineries are opening up again, travelers are starting to look again.

I'll just rent someone else's airbnb once in a while and visit the wineries. 😁
