In my own experience, when a tenant needs 2 jobs (not 2 people have 1 job each) just to make rent standards will ensure frequent repeated late rent payments.Consistent long paying jobs and income history is more indicative of stable rent collections.Keep looking.

If your unit is more B/C class where you can attract lots of decent hard working entry level to middle class workers then I would focus on improving the units to capture those kinds of tenants and oust the trouble makers you have.

We also try not to install fridges with water dispensers or ice makers but if we do, we put in our rental agreement that tenant is responsible for any repair to water/ice makers
