It's some 14 year old kid in the Ukraine who would do the most damage to our identity.

I'm willing to gamble on it but my partner investor is spooked by the tank. 

Not only is there down time of the units involved, but just the news of mold in the complex spooks other tenants. 

A friend reviewed my letter and opined to me that referring to my self as "real estate investor", in my own letter would spook potential clientele due to the negative connotation the phrase has in modern society.

Any reason to be spooked right now?  

Maybe it spooked me too much...and maybe it happened to him because he has a very large portfolio of rentals and someone was after money.

First and foremost, our hearts go out to the people of Ukraine and all around the world who are being impacted by this tragic conflict.

The dynamics are a little different in that it's more of a logistical pain and you don't want to spook current renters.

(Now that sellers are getting spooked, they're more likely to make these types of concessions)...again, IDK if this would make it pencil out for you, but worth considering...
