You may need to look at listings from people who are trying to sell their own homes without a realtor / talk to neighbors and try to snag them before they go out to market, look for the cosmetically ugly places you can touch up and remove all the contingencies (if you’re comfortable with doing some rehabbing and basic inspection on your own), keep looking and making offers (there are slower times like Christmas where you won’t have as many competetive bids, look at what’s renting for higher than the mortgage (like Marysville), go in with someone who can make a “cash” offer (where they get a business loan and pay the owner all cash), etc.

It did not need many renovations as it is in a relatively new building, I will put in 15k at most to upgrade kitchen by adding an island and do minor touch ups.

I try and keep the leftover paint at that particular rental and touch up as necessary. 

They know the best angles, lighting, touch ups, etc.

Hello everyone.My property manager recently completed a make ready job that included this item "Full touch up paint and patch" for $1,550.

The lender won't approve the loan if any required repairs are not made (e.g. touch-up paint on any home built prior to 1978)I'm guessing one of two things happened: you failed to specifically ask for repairs in writing or the seller failed to respond to your request to make repairs.

Being i wont have to touch them except minor touch ups for say 15-30 years.
