Check with your local laws but simply give them proper, legal, notice that as of "xx" date, their new rental rate will be $xxx.

You could always start with “hey you might not like my offer so apologies in advance, it is $xx,xxx”.

Let him know you all will need to keep the lease through at least XXX but, after that, he can choose to leave earlier with no repercussions, but does need to vacate no later than March 31st.

With the rent going up to $XXX in 30 days (or whatever the notice is where you live).

Most listing agreements have a clause that says you still have to compensate the agent if you sell the property within XXX days of expiration IF the person found the house while it was listed with the agent.

When you move out, take pictures and send an email to the property manager requesting she return the deposit to your new address at xxx.
