In my humble opinion, if you want low, competitive rates, fast closings and great service, work with a broker.I'm also an investor and have been on the other side of the table. 

In the mountains it would be perhaps the view, the fireplace, or hot tub. 

Even if they don't pay the max, they will counter with what they will give you and you can take it or leave it.If you list too low, you may be leaving money on the table so let them counter.

So best next action is to start removing things off the table, take away options, start eliminating things. 

Whether you do it yourself or have a pro do it, not doing it leaves money on the table.

The property I am submitting on this week has a hot tub,  sauna, and beautiful view.I will be adding ac, EV charger, foosball table, table tennis, billiards.  

As a resident (who travels a lot) I would say the Midwest does not have the attractions like palm trees & beaches (the great lakes are cold) or amazing mountain ranges, which often come with some disadvantages like high cost of living or hut/humid weather, stroms etc. 

He gets his referral fee up-front, regardless of whether they bring any options to the table.   

STR investors aren't really looked at that favorably in our mountain communities these days, putting it lightly. 

I am wondering what it takes to deliver a higher customer experience, equivalent to receiving a warm wash towel at a restaurant table before you eat.
