Have 4 SHF, 2 Boats, Several cars and an Umbrella and they cancelled one of my properties due to age.

I know often times people on this forum say they are unnecessary and don't always protect against liability and just get a good umbrella policy.  

You can also look at umbrella coverage that further strengthens the protections you have personally and professionally. 

You can also look into an umbrella policy for higher coverage but not always needed. 

LLC will not protect you ..Land Trusts and Umbrella Insurance can

Insurance would cover it, I would pay the deductible, and no assets would be lost.If you are in an area like San Diego where people are more likely to sue, a judge is more likely to find you guilty, and the payout is expected to be higher, you may consider an umbrella insurance policy.

Not just STRs.That's why if you've been through the trenches of defending yourself you wouldn't just mock the liability angles of protecting your investments beyond umbrella insurance, you'd know how to form entities and keep things separated appropriately.

I feel maintaining your properties correctly and being decent to your tenants is the best preventative measure we as landlords can take next to LLCs, insurance, and umbrella policies.

A new investor buying a $150,000 SFH house in the Midwest or $500,000 duplex doesn't need a trust in the Cook Islands - ridiculous and not practical.I know many California investors with millions in real estate who purchased umbrella insurance who don't even have LLCs.

If you want to add more, get an umbrella to cover everything.
