Since my firm is an investor private client boutique, I do not share resources outside of my client base.

If you are tight on cash, then you want to use the lender that has the least up front charges to minimize your contribution.When I need to close fact I use private money.

I'm in a number of social groups for private lenders and have run into a lot of scams.

And they'll want you to pay off the loan pretty soon (and usually will you as the rate will probably be higher than banks) so there's that too.For this reason, we definitely prefer private lenders as they will (if you've built trust with them) often lend on the rehab too.

@Dan GroveAs a private money lender I agree with Nicholas' sentiment.

Many of the investors I know have dialed back on their private equity investment or have changed to doing debt instead of equity so it was not prime time.

I imagine others don't like that it's in an older condo building without private laundry.

Like @Chris Seveney said, private lending is a great way to go as well.  

I could never find anyone that had done business with them.I mean really anyone do no doc 5.75 % private money.. 

Real estate is so localized that most federal based policy changes don't have massive influence.I can see him (semi-)privatizing Freddie/Fannie.
