I would add mineral wool or batt insulation to the walls for sound.

You need to have them serviced every 2-3 yrs to get all the minerals out of them or the lifespan diminishes.

So an acquaintance of mine rents their home.  

The house is in fair condition already so with miner improvements a decent rental will work.  

I'm administrator to an estate that has debt and we need to sell these mineral rights. 

I currently use 3' mineral wool insulation between the floors, and suspend the first floor ceiling using resilient channel.
