How to sell mineral rights or where to get them appraised?

This may be the wrong forum, if so I apologize. I'm administrator to an estate that has debt and we need to sell these mineral rights.  I've gone to usmineralexchange.com but they said they were too small to deal with.  I've written a land broker in Center Texas and he actually called me and said he'd look into it but he's now ghosting me.  I've written other realtors and now I'm at a loss.  I'm open to any advice anyone has as I'm so ready to be done with this estate.

@Jay Hinrichs   You have to know what kind of wells they are, what the production looks like, how old they are, oil or gas, or both, where they are, and on and on and then make the wildest guess where you think prices will be in the future and where the government wants to go with production in the future.
