Something to be considered for any market.If you are planning this strategy in SoCal, you should read up on the "self sufficiency rule", which I believe is that 85% of the rents needs to cover the PITI (double check the details please) ... that will knock out many properties/sub-markets for 3-4 unit properties.

With two properties under your belt, I recommend you making sure your next buy is what they call a "fat pitch" ...in other words, one you can knock out of the park...you're young enough to wait for it.

I have 2.2 acres, beds are slowly growing in size. a few boxwoods , Liriope  some azaleas, A few knock out roses for color and I get a lot of complements.steel edging and a couple of pallets of cypress mulch.
