If you buy an investment first, it's got to be a screaming deal or you'll see lower returns than the combined savings+income of doing a house-hack (you got to live somewhere!).

I’ve seen properties advertised that the tenant is responsible for the HOA and it just screams cheap owner don’t rent hereLawncare - optional.

I joke that when people start screaming about Detroit like they do about other markets (won't mention names), I'll be looking to sell to them :-)

I am always amenable to receiving  a bottle of Screaming Eagle in lu of a mentoring fee like the guru's charge :)  If there ever was a guru worth 30k you would be one of those.

The reason I don’t want to do this is I don’t want to hear my tenants nor do I wish for them to hear my kids screaming all day.

If I get a piece of mail designed on some yellow letters site it is immediately going in the trash because it screams newbie, that won't close on my deal or offer me a fair price.

I believe it is a good practice because in a pinch tenants will pay whichever bill screams the loudest.

People will protest, scream, stamp, and tell me how wrong and privileged I am. 

There's just 100 ways people can scream discrimination, when 90% of the time it's simply " You don't meet the income to rent"  There's crazier things for sure, but this has been consistent!
