I've been telling my new PM for several years now that I was willing to put money into fixing things up, give the tenants a stipend for painting or gardening or anything they wanted to do to make it their own (long term tenants, most stay several years at least), etc.

So the rent is paid, but he is disturbing the neighbors, or stealing things, or smoking cigarettes indoors or something.

The restaurant will have a 1500 ft2 patio as well as the 3500 ft2 indoor space to finish out the design.  

Garden-level or street-level ADUs are common in New York multifamily properties.

The property is located in Cobble Hill/Carroll Gardens area. 

Direct Energy suggests 78F (25C) for indoor summer thermostat settings, Carrier suggests 72F (22C). 

I'd either rent a window unit AC or buy a roll-around indoor unit from Lowes/Home Depot.

Aggression aside, intact dogs tend to urine-mark their territory, incl indoors.

Things that come to mind off the top of my mind are, indoor sprinkler system, ramps / ADA Access, walk-in showers, fire extinguishers ect.
