I'll put my 2 cents in here: I live in BC, and invest primarily in AB, but am keeping an eye on the changing landscape in BC right now, as well as the Golden Horseshoe in Ontario, with the changing market environment of rising rates. 

It's actually in a pretty good geographical location: next to Camden Yards (Orioles baseball), M&T Stadium (Ravens football), and now Horseshoe Casino.

You don't have to go crazy, but even simple things like a horseshoe or a spur goes a long way and can liven up a large swath of wall space.

If you are focussed on the Golden Horseshoe in ON or Lower Delta in BC, then scaling will be a challenge.  

I’ve been to Horseshoe Bay on several occasions, but I don’t know much else about the area, specifically how the VRBO’s perform and the short-term market there.

Close only counts with horseshoes,  hand grenades and stretching carpet after all. 

It's not so much a game of tag, you're it, it's more like horseshoes, close can count. 

If at all possible make some activities groups will like maybe volleyball, horseshoe pit with sand regulation style, fire pit, etc.

Our largest property has pool, ping-pong, mini basketball, croquet, horseshoes, cornhole, volleyball, bocce, and we will be adding a multicade arcade game. 

Not only that...but within a couple hours add these: Rte 66, 4 Corners, Anastazi Ruins, Antelope Canyon, Horseshoe Bend, Lake Powell, Lake Mead, Hoover Dam,  Monument Valley, Petrified National Park, Sedona, Railroad Tours, and even a short day trip to Southern Utah.One of the most hidden gem areas in the country.....
