My question that I would like one to consider is this: Should I target a property that slightly cash flows with a 30 year fixed, or buy a home with a better rate 15 year fixed and target fast accumulating equity and a big fat cash flow egg that will be gifted to me in 15 years?

Hey Justin,Thanks for your comment.Our bread and butter are single family but we are happy to take a "custom order" for multifamily.We usually do this for existing investors only tho.Also, as multifamily is out of the usual scope of what we do, we would require some fat cash in the deal to give us peace of mind that the transaction will actually go through.Over the years I have experienced many folks talking a big game but never actually playing it.Thus we need to protect the company in such a way by asking for $$$ in advance.Thanks again and don't hesitate to ask any further questions.

The downside of doing the rehabs myself is that I get so caught up in working on the homes, that some of the larger business practices get put on the back burner.

In a state that a lender can get a deficiancy judgement if the deal goes through foreclosure the client can get their credit trashed and end up with a big fat judgement against them.. ( state specific).the reason your probably getting buyers that want to do this is because of all the online notoriety currently like Pace Morby who is huge in the space and the legions of students and followers and then to a lesser extent there is BP's own Sub to Guys..

The hard money lender has tons of experience with lots of flippers in your market and if they approve the loan you'll know there's enough fat in the deal for them to be repaid.

Rumors of a casino have been going around for about 20 years...Don't want to step on anyone's dreams but, I will believe it when I see it...Several Groups have had public forums to discuss the possibility of building a Casino, at everyone of these meetings Everyone seemed to be in agreement that it would be a good idea to boost the local economy and provide much needed jobs to the area,  but then the county steps in and the whole project gets put on the back burner and we wait until the next round...

We helped friends/clients purchase a business that changed their lives and we started doing a podcast talking about aspects of business that are missed, mostly the small items so new entrepreneurs get exposed to those parts, but we have been so busy with our own businesses that we had to put it on the back burner for now, after about 8 months.
