I want to work my way into anything full time because I have a decent job now but eventually i want to have real estate/construction replace my income. 

I would like to start connecting with lenders, attorneys, realtors, title companies, and all other professional in the SATX commercial real estate market.  

Can your real estate investment outperform the long-term returns of your 401(k), net of taxes and penalties if something goes sideways?

Each DSCR loan is separate and qualifies separately, so one doesn't necessarily affect the other except for the liquidity needed to close since you'll have multiple down payments/closing costs for each transaction.
