Any cigarette butts from smoking outside by you or your guests must be picked up and properly disposed of.

But I take out the dish washers, the washer and dryer, all ceiling fans (switch to dome lights) and garbage disposals.

Tree work, sewer line replacement/ repair, driveway repair, electrical main service replacement, HVAC, plumbing (galvanized/ polybutylene/ lead pipes failing/ water damage/ mold), garbage disposals, appliances are only made to last 3-5 years anymore, even handy people want $65/hr now, etc.

If they see you have disposable income, they will come at you hard to invest more money into their training and software programs. 

Water heaters are always being replaced ($1500), disposals fail ($200), and appliances ($500-1500).Use water heaters as an example.

I leave out a lot of the other “maintenance nightmares” like garbage disposals and dishwashers, but find ceiling fans to be low maintenance.

Others threw onion peels down a disposal and called me that it wasn't working.  

I want to make sure I have all the tools possible at my disposal.  

I just had one bolt mid lease leaving huge amounts of garbage I have no way to dispose of.

It turns out that the upstairs tenant had their garbage disposal clogged, and the backflow of the water started pouring into the dishwasher and overflowing onto the floor and into the first floor apartment.
