As to my quick judgments, that's from experience, as to my harsh tone some pick up, it's a lot like the drill instructor in boot camp, his job is to save your ***, not be your best beer drinking buddy, he wouldn't kick your tail if it didn't need it and he didn't care about you!

You're going to chase your tail trying to apply cap rates to in-place rents.

In this scenario with the title company out of business and perhaps not purchasing tail coverage, that complicates things a lot.

Also not mentioned is what happens when the indemnifying attorney dies or goes out of business and doesn't bother to get a tail rider for his E&O?

While optimizing taxes, ROI, ROE, IRR, and all the other wiz bang math is great...is that the tail wagging the dog?

The ADU is being promoted heavily these days because it helped government on housing (while they're the one that's causing housing shortage issue at beginning) and at the tail end, they would raise the tax for ADU.So.. if you build ADU, is the house gonna sell more or not ?

We moved into our studio ADU and rented out the main house, worked our tails off to pay off credit card debt, refinanced and now live in the main house and rent out the ADU where the tenant is paying more than the interest on our loan.

True freedom isn't buying 5-6 houses and hoping for the best, it's a combination of suffering(by eliminating expenses, material items, immediate gratification areas) and betting on quality growth(delayed gratification, asset accumulation, perseveration, etc.) and managing the tail and head winds that come with this. 

Watch the auctions for a month or two (do some simulations for practice) before you actually bid.Otherwise you will likely run home with your tail between your legs.

True true mate,And then the “after the fact” can you help emails when S#%@ hits the fan due the DIY or BRRRR not working out… Loyalty is a big one for me and over the years I have had many folks junk ship due to a promise of a lower PM rate or whatever.We go out of our way to establish a long term trusting relationship with more than fair industry pricing, offering discounts, etc… and only for many to walk of with the first “blonde” that waves her tail at them… Such is life mate and I still go into every investor relationship with an open heart Keep being great and Happy Sunday
