We have an initiative here that provides free attorneys to tenants to defend evictions.

Regular evictions with tenants defended by free legal services even when they never showed up to hearings or provided any response to court filings explaining why they could not pay rent.

I would probably start monthly or bi-weekly "safety inspections" to A) document any lack of evidence of risks/issues to the tenant's safety to be prepared to legally defend yourself in the future, and B) to monitor for new/worsening damage to the unit.

I’ve defended myself many times, and they tend to be more flexible when you're the new owner of the property.

Also,  examples where the investor is plaintiff, and examples where they are the defendant. 

Our firm is primarily made up of EA's (enrolled agents) who specialize exclusively in the study of tax law and representation (basically if you get audited they can defend you in tax court).

I also check to see if he's been involved in lawsuits either as a plaintiff or a defendant and if so what kind of suits were they and how did they turn out.

This is unfortunately not their fault - however get the payoff that was provided to WFG and use that to defend yourself. 

If a legal claim takes place, it is highly likely both the property owner and property manager will be named co-defendants.
