We are starting a new build in San Clemente soon, and also are looking at a potential mixed use project (2 residential condos and 2 office space) in coastal community.

We are purchasing a lot in San Clemente, CA and are planning on building a 2800+ sq. ft. 4/3 House, with a view of the ocean.

The soil in San Clemente is challenging, even in already built out subdivisions like Sea Pointe Estates, the remaining lots have to be brought up to current standards, requiring stabilization that wasn't there when the subdivision was created.

We'll see soon as we will be starting a new build in San Clemente within the next 4 weeks, fingers crossed.If you have any pics of past projects, we'd love to see them if you want to post.

I've found that in order to get a place in a better location (Huntington, Costa Mesa, San Clemente), I'd have to pay more and get less rent, which would be a larger negative cash flow.

I would like to fly you down to San Clemente to be a guest in my home.  

The cheapest a friend of mine has found them is $5 a piece so if you find something cheaper he would love to send business his way.PS: This guy in San Clemente has 75 blanks for $50.

We currently have 2 SFR's,  one in San Clemente and the other in Capistrano Beach that we are working on, and in the beginning stages of developing a 2 unit condo project close to the beach in San Clemente, that will be sold to owner/user or investors.

There's also two places in San Clemente right at the base of the pier.There's also a lot happening on Main Street in Huntington Beach (plenty of eye candy) and a couple of places on and near the pier.
