As the seller,  if you do more than a few manufactured, it will pay big dividends to buddy up to an ace lender so you can learn what to steer clear of whenever possible BEFORE you buy.   

I'm pretty far away but if I'm ever in town I'd love to meet up and hear more about how you aced it for the first time in a new market.  

screens are required in Florida. most ACE hardware stores or family owned hardware stores will make them for around $14-$20 each.Lowes sells kits to make them yourself for about $12 each.

Some of the bigger/contractor oriented Ace hardware stores could also have, or be able to order the drive bits with about a 2 day delivery.

If it is required and your goal is to be an accounting ace, I’d go with the accounting masters.
