Really the best thing would be to get your CPA coach you on what exactly they want.BTW, the advice given to you on this thread by a lender and an investor is wrong.

If something goes wrong, you'll wear the black eye, not the lender. 

I may be wrong, but that may be the reason, Worcester doesnt have any developers unless its a 100 plus unit development.

Let me describe the pros and cons as I see them (correct me if I am wrong, please).

I have 3 clients willing to buy: they are highly focused on specific buildings (and line) they want, and are watching the market to attack potential distressed owners and grab the best deal.Hope it gives the perspective, even if it's only focused on Miami, that is one of the hottest market nation-wide and some dynamics that are very local (i.e. latin-american buyers buying cash to take $ out of their country) I think a lot of this data for miami is wrong. it's not a buyers market or even close to a buyer''s market. 

It isn't THAT high.If I'm approaching it the wrong way and you have secret strategies you're willing to share, I'd love to hear them.
