But we've got members from CA, Maine, Detroit, Philly, Cheyenne, Iowa, New Orleans, Cleveland, DC, Virginia, Texas, Las Vegas, Annapolis, KC....so pretty much all over.

My current residence in Oceanside CA is a half acre with plenty of space.

Even if you create a non-CA LLC, if you are managing the business from California, you will likely be deemed to be "doing business" in California and therefore likely subject to CA taxes.

I'm in California and I have quite a few section 8 tenants.

To clarify for anyone curious, in California, PMs must keep a separate account for deposits, but owners aren’t required to do so.

Hi Maggie,  there are great ways to make money in expensive ca markets.  

That way regardless of 2-4 units you can add an ADU for you or as extra rent per month.Most of my customers tend to buy outside of CA but it is possible to buy in Cali if you are going to buy as a primary home.
