If you don’t mind a little more advice…when I’m running projections like this, I like to use the worst case scenario and if the numbers don’t work out in that scenario, I usually pass on the deal.

I’m in the learning phase and saving up the cash for my 1st deal.

These cities literally helped build up this country and our economy and I will never understand how much negativity they receive for fighting through adversity and playing the cards they're dealt!

To what degree do you want to Scale or not, that will help determine the type of investment.With your situation I would skip trying to scale up in housing or MFH.

This was my first deal, and house hacking made the most sense because it lowered the threshold for risk in my mind.

Plenty of posts here on BP discussing why that is not always the best option and just ends up costing you more money.

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

Cut up large portions and freeze.      

If a seller wants to sell for future value they need to do what is necessary to bring the value up to that price.
