It was a 3 bed / 2 bath everything else looked great.Furnace was good, roof was brand new, water heater was new, freshly painted outside, was going for $200k in a $500k neighborhood.

Honestly, I'd like to unload it and start fresh.

It takes a credit pull and a made up "123 main street" purchase loan to pose the question to LP, however.Further: Normally I disagree with the majority of my fellow lenders requiring a fresh credit pull every 3 months for a preapproval to remain valid.

Your bathroom budget sounds a little high too but hard to say without knowing what is involved.If renting fresh paint is your best friend of course. 

There is a huge storm on the horizon and it might take a year or two to get here but when it does, in my opinion, you won't have any income as a fresh agent.  

If I started a DBA and in time decided to go to an LLC, does anything tied to that DBA transfer to the LLC or is it starting fresh again?

But they could uncover some major issue such as a hidden defect or such thing)In summary, make your decision on the numbers not your opinion.  

But I think it would be hard to have fresh content in that tight a niche.
