We have a property that a number of months ago we had a plumber that had to clean out the sewage drain lines and he took a video and pictures and the line was plugged with what looked to be industrial strength shop wipes/paper towels, tampons, rags,  ect…We got contacted by the property manager that the line was stopped up again.

Alternatively, can I get pre-approved online or with my bank and go from there before shopping between lenders?

I agree with your buying advice and those principles are still true today. 

Pre 2023 clients were overextended, stressed, and did not want to invest back into the house as they were busy living off the cashflow.Also as a broker, the same is true for my current buyers. 

In my area it's a mix of boutique local commercial shops and the big national players. 

Is NACA a safe loan program as well because it seems a bit too good to be true. 

One distinction that has not been brought up, a legitimate service animal is there to provide some vital service for it's handler therefore is never left home alone while everyone goes out shopping, dinner or sight seeing.  

There are new businesses coming into Granada Hills (over off of Zelzah and Chatsworth is where the bulk of the restaurants and shops are as you probably know or maybe go to the Vineyards in Porter Ranch).
