My profession is physical therapy and although it has served me adequately these past 15 years,  I am tired of working for large corporations.

The problem persisted, so we  pressure tested all the lines in the house (found two leaky valves - under 100 PSI - but nothing to explain the increased water consumption).Then we found the cause - a disgruntled tenant (who was moving at the end of his lease) who would come home in the evening and leave the bathtub spigot running for an extended period of time (another tenant ratted him out as they were tired of all our intrusions while looking for the problem).  

Don't forget an emergency fund for unpredictables like a blown tire or new AC.

Both don't want a mortgage tired to explain the benefits of rates being so low but both want to just own free and clear which I understand it's going to be where they live so cant blame them but it's not what I would do.

The top list we use is absentee owners (which we get from Listsource.com) because in that group you are more likely to find motivation - the tired landlords, the heirs who own inherited property that is now costing them $, etc.  

I look for motivated sellers who are tired of their properties and want to sell it quickly.

I am tired to waiting want to close quickly(say Monday next week).

@Jason Arcuri I will try to post something about some rough numbers for this property, just kind of tired right now.

The water company said the water softener was unnecessary, as they have a new water treatment system.We got tired of traveling back and forth to the property to work on it, so we pitched a tent on the porch!  

However, I'm starting to find that I travel to one particular client quite often, in a city on the opposite coast from which I live, and I'm super tired of the whole hotel scene and bringing suitcases with me all of the time.I'm considering buying a property in that work city.
