For some reason I only see 5 or 7-year target sell, perhaps there is a reason no syndication want to buy & hold forever?

As an agent, have you picked a focus yet or considered specializing/nicheing into being an "investor friendly" agent targeting investors to work with (over generic homebuyers)?

Define your target investors: alternative investors, passive income seekers, or industry enthusiasts.

-The niche, boutique brokerage is a great target because they are generally slammed with more business than they know what to do with, they generally are still using fax machines and rotary dialers, (i'm only half joking I still see @aol emails all over costar to this day) so it leaves ample opportunity with anyone that can use an crm a chance to add real value and grow the business in a measurable way.- These tend to be "assassin" type shops who are small teams of pretty elite operators, and they aren't bloated down with BS like the big CRBE's etc of the world, so you'll get exposed to more, you'll get exposed sooner, and they will generally be ideally with a niche industry or product type but will often have a ton of satellite deals they get which will get you cross industry exposure. 

All good markets if you target the right tertiary area. 

I have been building relationships in my target market and underwriting deals.

When we bought the place, we immediately changed the direction of the property and have been targeting our marketing towards families. 

While overall sales are down, Macy's is seeing positive results in its targeted investment stores, which are outperforming the broader chain.The demand for Macy's real estate could signal opportunities for other struggling department store chains.

Find 2 or 3 strong wholesalers that are operating in your target areas by talking to people who are already investing in those areas (chances are they have used a wholesaler in the past, or are farming their own deals and may toss you whatever doesn't meet their needs), give them your buy box, and make sure you have your funding lined up to act quickly on a deal.

It also depends on your target buyer, are they going to pay more for perfection, or do they want to pay for good enough?
