First in regards to notice, simply stating in the lease that the owner is responsible for it would suffice as notice. 

Collecting 400$ checks every months Isnt going to suffice.

Verification of the creation date, and evidence that it's a single member LLC, with no operating agreement, will probably suffice.

But if you're small and don't really have much wealth or assets for someone to take, solid insurance should suffice (disclaimer: I am not an attorney).As far as the profitability of rural areas...well, there are thousands of "rural areas" in the US, so that's not a very easy question to answer without specifics. 

You can even buy tubes for repointing that may suffice.

Hey @Julie Lin, like others have said, a good cleaner should suffice but a neighbor could work as well.We have no requirement where we are at, but I know I could rely on my neighbor to help out.
