We have had the same tenants since we leased it in 2022 and fortunately they have been great- minimal maintenance requests, very easy to communicate with, and pay on time.We have a 30 year fixed mortgage on the property at 2.875%, the property cash flows about $1,200/month, and there is roughly $200,000 in equity in the property.

If you send the security deposit disposition to the address they rented from you with ADDRESS SERVICE REQUESTED written in the area between the address block and stamp you'll get a postcard back with the details if the mail is forwarded.

. • Creation and maintenance of a leasing waiting list for homeowners requesting to lease their units. • Creation and maintenance of a list of tenants' names and contact information. • Inclusion of tenants in the association website with "renter" level access. • Inclusion of tenants in the violation system, including sending notices to them when needed. • Regular monitoring of approved leases to ensure proper actions are taken at the leasing expiration and renewal dates. • Preparation of quarterly reports for the Board of Directors outlining the current status of the leasing program. • Coordination with the Association attorney as needed for enforcement of the leasing provisions. • Assessment and collection of costs for this program from the leased units by the authority of the Community Covenants, Conditions, and Restrictions (CCRs), $150/year.

I assumed compliance never communicated with the sales rep. and saw the large transaction amount done wrong the first time, and decided to block me EVEN though it was done exactly how they requested the second time.
