The seller is taking a second position and loves the fact that I will be sending her a check every month as she sits on the beach and enjoys her retirement.  

On a suburban 2/2 in say Germantown, Frederick, Silver Spring I'm looking good for 15 to 20 percent cash on cash before accounting for repairs, capex, vacancies.

I'd love to find someone in my area (Lake Worth, Boynton Beach, West Palm Beach) to shadow, assist, work alongside to gain some knowledge of investing. 

I was lucky in that my beach house was already set up with a maid, a VRBO account with many great reviews, furnished, etc.

Do you have any experience with the Virginia Beach Real Estate Investors Group?

I know the city extremely well, as I've grew up here, so my only addition is knowing competitive advantages of the landscape, i.e. incoming Silicon Beach tech scene, gentrifying hip neighborhoods, etc.

Here is a hint, it is not all handed to you on a silver platter in a straight forward discount.  

And or your aligned with a partner there .. its hard to be a broker sitting in CA and selling property that you have never viewed and sitting on the beach in CA..

I am an active buy and hold investor in Geogia    I have 8 SFH long term rentals in the north east suburbs of Atlanta   I am currently looking to diversify into either another area of the country (probably Tampa, Fl) or perhaps to pick up a few beach (PCB) and lake (Chattuge, Hartwell) short term rentals to attach to a different market   I would like to connect with others in any of those areas to build a better network    I look forward to the discussions.
