Each subject only lasted a semester and the reason for that was I was starting businesses in the background all the time I was just never following through but something started becoming more and more apparent and that was my passion of (the idea of) real estate investing.

Sure you might succeed, but the odds are not in your favor.Doing a direct mail campaign after driving for dollars in those sub $200k areas would be akin to studying all semester, attending all the lectures while taking good notes, and doing your homework before taking an exam.
