Usually the radiators are deal-breakers for me but I would be honest with yourself and ask your self who your tenant is. 

The difference is the bank underwrites your file up front and offers an ELA or "Express Loan Approval" which is a guarantee to close in 15 days or less.

However, the seller's agent expressed 'All tenants want to stay'.
