You would have to be very frugal and take advantage of the free/reduced recreational opportunities.

It isn't for everyone, but you would be surprised how many New York, New Jersey, and other northeastern residents are looking at Florida for weather, for low tax, and recreation.

I had several offers come in but they all fell through due to the banks not wanting to finance the deal because of the recreation lease.

Another option, since you're paying taxes and possibly maintenance on the lot, is to try to donate it to the city which may use it for recreation, parking, whatever.
