Yes, there will be a lot of research and due diligence involved and at the risk of sounding pessimistic I might as well add that you may find yourself overwhelmed but push past it and you will see why it was all worth it in the end.

I have sellers of a t6-8 zoned property that would take 1 million right now I'm sure in Wynwood Norte. we can go 12 stories through max incentives and put 60 dwelling units on it. we entitle the land it becomes worth 3 million, then you have construction numbers, sale prices, etc. miami is crazy. the best way to make money from a professional in this industry for 13 years who lives in miami and looks at deals in columbus and miami is development and getting involved in early development opportunities of raw land in urban settings where there is very little risk and pushing high density.

I keep hearing how people are cost segregating, but I have pushed my accountant numerous times on this and he just saying that if we did the cost seg, all of that depreciation would just go into a reserve that would then be applied when we sell the home.

I think it's important to explain that not all advisors/planners work for companies that push commission based products, but it sounds like that is where your experience was.But, I do agree that it's probably a good idea to separate those roles though... and not bundle a "jack of all trades" into your financial life.CPAs often look in the short term, and not the long term.
