Apparently there was a problem with the septic system on our proposed property polluting his property when the house was occupied (it's been a while).

I received a proposal from an architect but I wanted to ask around here for a recommended second opinion or even if there's a section of the forum that I can post a PDF of the proposed plan for opinions.

If you have never done a job with any, and don't have the house under contract, unless you pay him for his time (even this might not work), he has zero incentive to view it and write up a budget/proposal.

Industry activity as well as proposed and current development projects look to keep us in a strong state.  

I have and they all brought different comps and had different ideas about the proposed listing price.
