I quit taking phone calls long ago: the callers generally haven't read the information provided & are sometimes really rude when they realize there's no smoking or pets allowed.

I won't say there is a pending application just say that's the soonest I can schedule another showing.One thing I found that really helped, and many callers complimented me on is I started to show a detailed floor plan of the property, with dimensions and color shading to correspond to the photos on the same listing.

When I sent yellow letters many of the callers were unhappy to find out I wasn't just someone who drove past and fell in love with their house :-).That said, I have enclosed business cards in mailers before and did not get any better response rate than when I didn't enclose.

I ask every caller the same questions and document it, and if they don't meet the minimum requirements for the property that my company has set, then they are not eligible to view the property ... period.

I am managing a property in a Class C area for the first time; my other places are in nicer areas.So one of the things I have encountered is maybe 10% of the calls are from people who sound quite desperate and mention they have to move as soon as possible.I never got too far with any of those callers

I don't know why that would be discriminating.You could always have all of the calls go to a voice mail message and have the message state for the caller to let you know if they have a Section 8 voucher and moving packet.

You can set it up so that incoming calls either display the caller's caller ID info or the caller ID info for your Vumber number.
