I never have to chase anyone for rent, they call in advance if they need me to hold a check before depositing and it is extremely rare for me to have a NSF.

I don't want to discourage anyone, but we aren't particularly close to the inventory being at replacement cost in my opinion which is why you continue to see so many apartment investors chasing the B and C class inventory.I am sure there are deals if you find a distressed lot etc. but the juice wasn't worth the squeeze.

Good luck getting Chase to hear you out.This is one of the many reasons that it's best for W2 earners to start slowly as investors, not to say that you aren't doing that, but in general, the learning curve is great.
