I explicitly listed in ad that "no pet" and "no washer/dryer".

I will follow up with a couple more questions on Pets, Move In costs, etc. if I receive an acceptable response. 

It will not hold pet smells like carpet does.

This tenant has a dog & cat - I am not allowing pets nor does my home insurance. 

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I already gave them one warning about all of the above items ("excessive noise", unauthorized pet, parking violations, trash, all in one warning). 

This helps spot additional adults living there, unauthorized pets, and property damage.

Screening criteria was:No pets, no prior evictions and 3x rent. 

If the floors are brand new, I probably won’t allow pets, but they have been around for a while and I know I need to replace them soon I will allow dogs and cats.
