Those that deceive sellers, those that walk if they cannot close, and those that are successful in shaving off thousands of dollars and pushing the property on to a buyer thereby screwing the seller are as Bill Gully stated, a public nuisance.

If you don't want to deal with the nuisance of being a landlord then reach out to someone like me for property management or leasing. 

They will got talk to 40 brokers on their own and typically view broker and agents as a nuisance in their way to buying the property they want.

They're not likely to be around for 40 years; probably good for a year or two and then will move on anyway.If the police get called enough times they will tell the elderly lady to knock it off or she'll be charged for nuisance calls.  

To quote them verbatim: "As an owner on record at the time of service of the referenced address, you failed to abate a nuisance at the stated address."

For example, liens or fines with a hard cost associated with them such as an officer appearing in court and the owner did not appear or if the city sent a team to clean up a nuisance (yard, etc.). 

Here are my thoughts, nuisance code violations (garbage , debris, overgrown grass ect.) seem to be a quick fix for the investor, but also for the owner.

One could argue that I guess but I just hate the thought of my rental being a nuisance to neighboring home owners that care about the look of their street.
