I live in the Bay Area, home to notoriously high property values (depending on the location, a property may run you over 1 million for a 3bd2ba). 

I know Section 8 in Columbus, OH has been notoriously backed up, but I have been waiting nearly a year to hear back from them on a rent increase for a unit I acquired last July.

They are notorious for using comps not in the same neighborhood. 

Cleveland, OH is notorious for generating strong cash flows.

Chickens are notorious for scratching the ground and digging nesting holes. there's also the issue of noise and noise complaints from the neighbors.

North Jersey is notorious for having money pit duplexes, a lot of the time it is because most people are sold on "rent out one side live in the other"  which is a great start but does not mean it is a great deal. 

FNMA REO addendums are notoriously seller-favored, and once the due diligence period is past, you are pretty much stuck buying the property and they won't negotiate with you.

Also, don't forget, this is in California, which is notoriously tenant-friendly. 

In CA, attempts at "AP" require satisfying the actual, open and notorious, hostel and adverse possession, must not be with owners consent, must perform improvement or fence and pay all property taxes during time of occupancy and keep current at time of prove-up for a QTA.

Texas also has notoriously high property taxes which are marked to market every year, which again makes good returns difficult.
