I do realize the speculative side of my endeavors, I'm lucky I've got a small mortgage left on this triplex, however I have not been in this business long enough to have stockpiled enough capital to step it up to the next level, unlike the seasoned investors that I really enjoy reading here (Wheatie, MikeOh, All_cash, Tim and the others).

craigslistbandit signs nearby that lead to houselist it in the mls yourself or for sale by owner.combannersone idea I had that I have not personally used is the person I own a house with currently is also a manager at a very well known wine store, and to have them "sponsor" a wine /beer tasting and have it at the house on an open house day in order to get more bodies through the door. maybe you could take that idea and team up with someone you know who owns a restaurant etc.

Although bird dogging seems to be a way where I can definately get my foot in the door with the least risk and money if not any money at all.I'm moving to the Southeast Texas area in January and thought I wouldn't be able to do my first deal til around then (when I get my bills paid off) but this website has really accelerated my learning, I think I'd be ready here pretty soon.I look forward to speaking with all of you and folks from the denver area in the near future.Also...still new to the forum, I may have just missed it is there a place where I can find where a REI club is nearby?

You might be better off doing your own comparative market analysis by finding real comps of similar houses nearby that have sold in the past few months, and comparing.

But if you have money to pay it down I wouldn't build up a stock pile of money in the bank that earns 0.25% APY when you are being charged 6.5+% on your mortgage.Unless you can find a way to earn more then the % on your mortgage.So you have the write idea...pay it down as you go and save yourself the interest and get free and clear faster if that is your goal.
