There's a lot to navigate but we spent a lot of time at least 10 days driving through over 40 infill lots to get to know the market and following up on a lot of them.

It can be overwhelming trying to navigate this situation and knowing where to start.

Navigating through the se of options, I would recommend asking people you know who have experience in whatever it is you are trying to do for their referrals, cross checking what they say with any online reviews, and coming to your own conclusion after speaking to them yourself.

Qualifying for the lowest rate possible and putting a large down payment are a couple of ways to navigate the potential ratio issue and get closer to the number you need to make it work.

Like @Rick Albert mentioned, the cost of entry is low and the crime is something to be mindful of which is one of the reasons why it’s important to know how to navigate the different areas in Memphis.

Hi everyone,Navigating through BP, I was able to locate lease agreements between Landlord and Tenant but nothing in regards to Property Manager and Owner of the property.

S8 comes with it's own set of rules but if you have a good property manager, they'll be able to help you navigate those waters and make sure the property is up to S8 standards but the cashflow has been awesome. 

The only caveat with that though is that local tax can be especially tricky for professionals to navigate as many don't even know that they exist given that they only exist in a few states for income tax.
