How do you set up the Checking Accounts for Mortgage Payments, Rent ACH deposits?

(Charge a little more for this )Tenants don’t do the math to realize 52 weeks are In a year not 48 and so you’ll get the late payments to stop and another grand or two in your pocket if you play your cards right . that's how they do it in Australia.. and probably other countries rent is paid weekly through ACH.. 

Selling I think is going to just get rid of the head ache.

Also there is no fee for ACH.

Do I have them each provide me with $500 directly (check, MO, ACH) or have it run through 1 person or like a joint account for all $1500?

What do I need to do to avoid any liability/head aches in case of tenant vs tenant conflicts?
