You have a much better chance of connecting with an owner if you are persistent rather then doing mass mailings hoping to hit that one owner who is ready to sell at the exact moment they received your post card.

I couldn't see anything that looks like clock wiring in these pictures that were sent to me either, although I'm not exactly sure what clock morning specifically looks like everything in the photos that was sent to me seemed like normally insulated wires.It is comforting to hear that that isn't exactly a normal occurrence though, I don't have and insurance company that I am loyal to at the moment since this is the first property I'm purchasing and I plan to do some more insurance shopping after purchasing this one, timing is just getting tired at the moment foreclosing.I hope to have an update from another insurance company tomorrow morning

I subscribe to different services and marketing tools that really drive up my cost/mo for being a realtor..If you were just using it to look at properties and to save the "3%" (it's not really the full 3... as per Russell's post) it probably won't be worth it at the moment, but if you decided to pursue investing, it is an amazing tool.

By the way, all that I know about the park at the moment is that he thinks he wants about $1M for it, there are around 50 mobile homes, it looks like there could be room for 20 more units, it is a nice community, and lot rent is currently about $200/mo.
