If indeed it was done properly then you will need to either get a writ of possession and evict the borrower, or strike up a cash for keys agreement as you mentioned.

And when deals come up you have to totally ready to strike (have pre-approval, cash to close in a bank account for at least 2 months, 2 years w2, 2 years Tax return, etc.) because being prepared is key!

Sometimes this is referred to as your "Strike Price" which is calculated by taking the sales price and subtracting allowable (commissions, closing costs, tax stamps, exchange fees etc.).
