I went to Denver's Short-Term Rental Advisory Committee meeting and thought I'd share this update on the Airbnb ordinance, enforcement efforts, and -- maybe most importantly -- the stirrings of some efforts to further restrict short-term rentals in Denver in the future. 

Late in a market home ownership is usually maximized by legislation. 

I just hope that they take a reasonable approach to enforcement.

Lay down your rules and make sure they are aware no deviation will be permitted, they will be strictly enforced.

I came across this property in the Bronx that is under HPD. Does anyone know how to find properties currently in any of these programs (7A, AEP, etc.)? And has anyone purchased these properties for investment?

Enforce the terms of the rental agreement and all contracts.

If you are not in a position to rewrite your lease you must enforce it as written...no pets means no pets.

Just type in the street address in the search field and once the map shows up click the "info" tab on the left to see details including the code enforcement cases.

If they intend to take advantage of you there is no reason you should not be enforcing your lease and benefiting financially.

You can legally put the property into your LLC, however if your property is not registered in the same state, you will not be able to do any legal action on its behalf in that state (file for an eviction, contest a code enforcement action, etc...).You can either register your foreign company in that state or you can open a new LLC in that state.
