I was raised in Houston, manage STR primarily in Galveston County, and live in League City.

I’ve never done AirBnb, but it’s a college town and also has a City park less than a mile away that hosts softball/baseball/ and soccer tournaments, so I think I could AirBnB for those events and have a pullout couch and a small family could rent it.I could also rent the whole thing as it is really a house with a mother-in law.I’m not sure what to do and want some opinions.  

In-person conversations should revolve around personal things (baseball, kids, etc.) and anything related to the renter/Landlord relationship should take place via your Google voice or email.Spell this out in writing and then enforce it.

If you plan on using cash for keys (I hate cash for keys and personally don't see I would ever do it), then use that delta as a massive carrot with a baseball bat behind it.
