Who knows- it could be impossible or it might be simple and fairly inexpensive, but you can get a fast and free answer at city hall.

@Brian Barcaro I think finding a 30 year AM on residential rentals is going to be virtually impossible if you're going the commercial route. 

It is impossible to tell if mold is the dreaded "black mold" unless you get it tested but that is expensive.

I am using Roofstock because I'm from Oregon and it's nearly impossible to find the kinds of houses that are available on Roofstock for the money I want to pay.The house I'm looking at is around $80K.
